Post-completion tax, off the spreadsheet

Portfolio purchases and leases, premiums and stepped rents, calculated once and checked before anyone files.

After a property deal completes, the tax still has to be calculated and filed. Linked purchases, leases with a premium, rents that step: the numbers live across the completion statement, the lease and a spreadsheet that one associate owns.

In the UK that filing is often stamp duty land tax. Other countries have their own transfer and lease taxes with the same shape. The failure is the same. A date is missed, a linked transaction is priced alone, a stepped rent is averaged by hand.

The file

Each property keeps the instruments, the consideration, the reliefs someone has already judged, and the calculation with its inputs visible. Batch filing is a convenience. The point is that a lawyer can open one property and see why the number is the number.

Validation runs before the file goes to the authority. A figure that does not tie to the completion statement stays in the queue.

The firm owns the tracker. Client portfolios change. A tool that only the vendor understands is a poor place to keep a filing obligation.
